A resale apartment is an individually offered home. A development listing may describe many units, stages and prices. Neither label establishes legal readiness, physical condition or suitability. What to establish for a resale
Request a recent walkthrough and a written inventory of included furniture and appliances. Ask about current occupation, the intended handover date, outstanding service charges and any changes made to the original layout. Arrange an independent inspection where appropriate. A home that looks newly decorated may still need work on plumbing, waterproofing or shared building systems; the marketing photos do not resolve these questions.
What to establish for a development
Ask for a named unit, floor plan, specification and full payment schedule. Identify the proposed seller, the stage of construction, the promised completion and the evidence of progress. Separate a planned completion date from documentary confirmation of completion and occupation. Review cancellation, delay and handover terms with your own adviser. Never combine the lowest advertised project price with the largest advertised unit unless that exact combination is available.
Compare total commitments
Build two comparable cost sheets: purchase price, transaction expenses, furnishing, expected works and ongoing charges. A staged payment option is not automatically cheaper, and a lower asking price does not automatically mean better value. Ask how exchange-rate exposure and payment timing affect your own circumstances. Request evidence rather than assurances about rental demand, returns or future resale.
